Waterfront Development Offers Buyers Yacht Access

via

From Manhattan to Brooklyn, developers are snagging up some of the last waterfront parcels to develop what will be the next wave of trophy properties and coveted buildings. Examples in 70 Vestry Street in Tribeca, The XI in West Chelsea, and One Manhattan Square.

In a luxury market that is saturated with inventory, developers are continuing to entice and innovate when it comes to amenity offerings. The latest waterfront property to grab the attention of buyers seeking amenities is One Seaport in Lower Manhattan. What is better than waterfront living coupled with a yacht? Nothing some would argue!

One Seaport, built by Fortris Group, has partnered with members-only yachting service Barton + Gray Mariners Club. Residents will be able to walk out the lobby and onto a Hinckley Yacht. Currently, residents are entitled to 3 complementary yacht excursions a week. There will be an extra charge for fuel and champagne. This amenity for residents of One Seaport packs value as a membership to Barton + Gray Mariners Club would normally set you back $20,000-$50,000 a year.

via

One Seaport has been a popular new development in the heart of the revitalized Seaport District, luring buyers with an expansive amenity offering, luxe finishes, and wonderful water views. The residences are completed with luxurious finishes such as gold calcutta marble backsplashes, Gaggenau appliances, and grey limestone in the bathroom. The full suite of building amenities includes a port-cochere, fitness center overlooking the water with Brooklyn Bridge views, and a “Water Club” on the 30th floor with hydrotherapy and a pool.

via

The building is currently 75% sold, however, we do expect additional inventory to be released for the fall selling season.

This particular amenity offering comes at an interesting time when the city has been expanding the NYC Ferry System on the East River. Commuters are looking for alternatives to the crowded, unreliable subway system. Many wealthy commuters have opted to take Uber to and from work given the convenience and relatively the lost cost compared to a monthly transit pass.

In an effort to get people out of the crowded subway system and onto the water, the city has pledge some $600 million over 5 years towards the NYC Ferry program.

For those looking to take cruising the East River and beyond to a new level, the private yacht offering at One Seaport is certainly the way to go!

Inside the 2018 Hamptons Designer Showhouse

The 2018 Hamptons Designer Showhouse is underway, and we got an exclusive first look inside during the opening night Gala at the Bridgehampton home. The home is situated on 2 acres with a gunite pool and tennis on the exterior. The design features signature Barsalin touches. From the moment you enter, you are greeted with magnificent scale thanks to the double-height foyer that extends fully to the Great Room where a 25’ wall of glass overlooks the backyard and pool. An Open floorplan is at the core of the home’s design with a grand kitchen that flows to a 3-sided glass breakfast room, to a Butler’s Pantry/Bar, as well as an oversized outdoor Dining Porch.

The home features beautiful materials throughout such as gray rift oak cabinetry in the kitchen and the most up-to-date electronic plumbing systems from Kohler in the Master Baths. The Showhouse designers have used this extraordinary canvas to exhibit the latest interior design trends from modern to nautical.

Waterline Square Releases First Penthouse to Market

The luxury market remains hot like the summer in New York! The July 4th week marked the 23-straight week of 20+ luxury properties going into contract in Manhattan. In addition to properties going into contract, exciting luxury product continues to come to market, especially in new developments.

We previously wrote about the launch of Waterline Square, the mega project on the Westside between 59th and 61st Streets spearheaded by 3 Starchitects – Kohn Pederson Fox, Richard Meier, and Raphael Vinoly. Waterline Square launched sales last summer and was ranked the fastest selling new development in 2017. Each of the 3 buildings has now topped out, and progress continues to be made onsite.

Two Waterline Penthouse.jpg

The first of the buildings’ penthouses has hit the market at Two Waterline Square designed by Kohn Pederson Fox. Two Waterline will be the tallest of the 3 buildings in the complex. The penthouse, on the 38th floor, is comprised of 4 beds and 5.5 baths with 4,134 interior square feet of space plus an outdoor terrace spanning 1,850 square feet. We ranked our favorite properties with private outdoor space, but this will certainly need to be added to the top of the list! The penthouse also features a fireplace in the living area and dramatic floor-to-ceiling glass throughout.

Two Waterline Penthouse Masterbath.jpg

The home is asking $17.25M.

We expect that the terrace will offer stunning views and wonderful sunsets given the buildings waterfront location. The terrace also includes a hot tub and outdoor grill and will be accessible from both the master bedroom and the living area.

Two Waterline Square Terrace.jpg

The Penthouse comes with access to the Waterline Club which will offer residents an unparalleled amenity experience. Most notably, the Waterline Club will house New York City’s first indoor tennis court attached to a Condo.

Waterline Club.jpg

In addition to the Waterline Club, Two Waterline has its own 11,000 square foot amenity floor which offers private dining with a kitchen, a salon, and a river-view lounge with billiards, bar, and a library.

More about Two Waterline Square

With a design accentuated by a series of ascending, set-back terraces atop the building, Two Waterline makes a striking statement at Waterline Square. Designed by John Pedersen Fox, who is known for glass towers that punctuate skyline, this building makes no exception to this rule. The base of the building will be home to a porte-cochere to welcome residents home.

Homes are designed around the floor-to-ceiling windows that allow the homes to take advantage of the building’s waterfront setting. Yabu Pushelberg has selected natural materials to use throughout such as kitchens done in chic and modern white marble with warm wood accents and white lacquer cabinets.

Inside Bjarke Ingels's West Side Tower - The XI

Bjarke Ingels The XI.JPG

The latest addition of a Starchitect to the Manhattan skyline is Bjarke Ingels’ The XI on the West Side between the Hudson River and the The High Line. This mega project takes up the entire block between 17th and 18th Streets, and is eye catching with its double, twisting tower design. The XI recently launched sales, and we got an inside look at the Sales Gallery which is curated as an Art Gallery as art is core to the building and its location.

Developed by HFZ Capital, The XI is comprised of 2 towers and will also include a hotel component by Six Senses Resort and Spa, their first U.S. location. The brand is known world-wide as a leader in the health and wellness space. The twisting design of the towers allows views and light to be maximized in all residences. In addition to the 2 towers, there will be another structure that will house the Six Senses Spa and Club and will be connected to the towers with a glass skybridge.

In a continued wave of new construction, rejuvenation, and development in Lower Manhattan, 130 William Street does not disappointment. The tower will rise 800 feet over the Financial District, but will be different than most other new projects in the area, a distinct objective of Adjaye. Instead of being a glass tower construct with a glass-curtain wall façade like many new towers, 130 William Street will feature a façade constructed from textured cast concrete panels that resemble volcanic rock. The design also features arched windows reminiscent of New York’s early warehouses.

The building will be comprised of 244 units with the top 10 floors being occupied by residences with private loggias framed by the arched façade. Residences will range in size from Studios to 4 bedroom homes.

Is Downtown Driving the Luxury Market?

Financial District Manhattan

We’ve written many articles on the resurgence of downtown, from the luxury buildings along The High Line, to the rebirth of Lower Manhattan in the post 9/11 era. While Midtown developments, such as 423 Park Avenue, have certainly broken headlines for record prices, or price cuts on resales in buildings such as One57, downtown has provided much support for the overall Manhattan market. Midtown continues to see high prices for unit while volume has seen an uptick downtown.

During the middle week of May, Olshan reported a staging figured that showed the influence of downtown Manhattan on luxury transaction. Of the 21 contracts signed during that week for properties priced $4M and above, 10 were south of Midtown. Of the volume in Mid-May, nearly 50% was driven by properties in downtown Manhattan.

Why Downtown?

Buyers are flocking to Lower Manhattan for various reasons ranging from inventory, to empty nesters downsizing and looking for a new pace of life, to easy access to some of the best shopping and dining in the city.

Selection of New Development inventory in Downtown Manhattan is extensive in all neighborhoods, and these projects are bringing the most coveted architects and interior designers coupled with luxurious amenity offerings. The High Line is dotted with new buildings from the likes of Zaha Hadid and Soo Chan. In Flatiron, 45 East 22nd Street has been creating buzz and offers some of the best views of the city. Tribeca has a flurry of new projects including New York’s first Four Seasons Private Residences at 30 Park Place, the Woolworth Tower Residences, and many others such as 30 Warren and 108 Leonard Street. Meanwhile, the Financial District has welcomed 50 West Street and looks forward to the arrival of One Seaport and 130 William Street.

130 William Street coming to Lower Manhattan via

130 William Street coming to Lower Manhattan via

In addition to a variety of inventory, Lower Manhattan is attracting buyers with cultural offerings as well. The best stores and restaurants have all opened spaces from SoHo to the Financial District. Additionally, new luxury hotels such as the Four Seasons and The Beekman offer a swanky place for guests to say and locals to frequent.

The Seaport is experiencing perhaps the biggest revitalization – we previously discussed the overall redevelopment of the neighborhood after it was battered by Hurricane Sandy. Most notably, Mr C is slated to open very soon. This will represent the Cipriani family’s first hotel venture in New York City after is launched the Mr. C brand in Beverly Hills in 2011. The hotel, which will be run by Ignazio and Maggio Cipriani, will have 66 rooms, a Cipriani restaurant, and is being designed by Thomas Juul-Hansen.

via

More Coming Downtown:

More exciting things are coming to downtown as it continues to establish itself as a culinary, entertainment, and shopping destination. We are continuing to track the development of the Seaport District and have the latest timeline of events.

Seaport Timeline:

June: Pier 17 opening with rooftop restaurant. Initial schedule of performers and entertainment released

July: Concert series returns to the Seaport with the Chase Sapphire outdoor bar now open. District wide events will be taking place

September: 10 Corso Como slated to open as well as Jean-Georges opening

November: A Winter Village pop-up is set to be installed for the season along with the opening of Momofuku
