Waterfront Development Offers Buyers Yacht Access

From Manhattan to Brooklyn, developers are snagging up some of the last waterfront parcels to develop what will be the next wave of trophy properties and coveted buildings. Examples in 70 Vestry Street in Tribeca, The XI in West Chelsea, and One Manhattan Square.

In a luxury market that is saturated with inventory, developers are continuing to entice and innovate when it comes to amenity offerings. The latest waterfront property to grab the attention of buyers seeking amenities is One Seaport in Lower Manhattan. What is better than waterfront living coupled with a yacht? Nothing some would argue!

The 2018 Hamptons Designer Showhouse is underway, and we got an exclusive first look inside during the opening night Gala at the Bridgehampton home. Each year, the Showhouse allows designers to exhibit the latest in design trends all while benefiting the Stony Brook Southampton Hospital. This year’s home is presented by Traditional Home and was built by Barsalin Building and Design.

The home is located just past Channing Daughters Winery and nearby to Bridgehampton and Sag Harbor Villages. The 8,000 square foot home is finished on 3 levels and comprised of 7 beds and 7.5 baths. The home is situated on 2 acres with a gunite pool and tennis on the exterior. The design features signature Barsalin touches. From the moment you enter, you are greeted with magnificent scale thanks to the double-height foyer that extends fully to the Great Room where a 25’ wall of glass overlooks the backyard and pool. The kitchen of this year’s showhouse is really a stunner, and is at the center of the first floor given its flow into many of the living areas of the home. Designs by Fernando prides themselves on the use of custom finishes including stains, cerused textures, white washing, bleaching, and high-gloss finishes to name a few. Their trademark design is evident in this beautiful kitchen with a prominence of white and unique finishes such as carbon fiber faucets.

The home offers a second, junior master, on the first floor where no attention to detail was spared. Waterline Square Releases First Penthouse to Market

How to Spend Hot Summer Nights in the City

Summer in the city is all about getting outside and enjoying the best entertainment and dining under the summer skies. While there are many restaurants across the city that offer outdoor seating from Battery Park to Uptown, many are surprised to know that the city hosts a lot of outdoor entertainment, especially the NYC Parks. Pier 17: Pier 17 is a new venue in the heart of the Seaport District. The venue was part of the continued Seaport revamp spearheaded by the Howard Hughes Corporation. The space has a waterfront bar, and multiple vendors including a Jean Georges food hall that is slated to open. Pier 17 has a full lineup of events throughout the summer including comedy and music. Its waterfront location offers great skyline views, and the rooftop is where most of the shows will take place.

The Roof at The Viceroy - Situated atop the Viceroy Hotel, The Roof offers a sophisticated space to escape Midtown to enjoy a cocktail and view. The space faces North, offering views of the classic Central Park South skyline as well as the park itself. Met Opera HD Summer Festival - The summer series at the Met Opera will be returning for its eighth season this year. Spectators can enjoy performances presented from the acclaimed "Live in HD" series outdoor on Lincoln Center Plaza. Showings begin at 8pm, but plan on getting there much earlier if you want to grab a seat for the screening. August 24th – Labor Day.

Inside Bjarke Ingels's West Side Tower - The XI

The latest addition of a Starchitect to the Manhattan skyline is Bjarke Ingels’ The XI on the West Side between the Hudson River and the The High Line. This mega project takes up the entire block between 17th and 18th Streets, and is eye catching with its double, twisting tower design. The XI recently launched sales, and we got an inside look at the Sales Gallery which is curated as an Art Gallery as art is core to the building and its location. 

Developed by HFZ Capital, The XI is comprised of 2 towers and will also include a hotel component by Six Senses Resort and Spa, their first U.S. location. The brand is known world-wide as a leader in the health and wellness space. The twisting design of the towers allows views and light to be maximized in all residences. In addition to the 2 towers, there will be another structure that will house the Six Senses Spa and Club and will be connected to the towers with a glass skybridge.

The Towers are aptly named The X (East Tower) and The I (West Tower). Residents are welcomed home in the 24-hour attended porte-cochere with an on-site valet parking attendant. Each of the Towers features unique and luxurious interiors designed by leading firms. 

The X

The X tower will stand 26 stories tall with the Six Sense Hotel occupying the first 10 floors. The Tower will have 87 Condos designed be renowned Parisian firm Gilles & Bossier. The firm that designed the Baccarat Hotel will design the Six Sense interiors and continue the atmosphere into  the residences of the East Tower. 

Homes in the East Tower will be characterized by contrasting finishes – black vs. white. In the kitchens, white Calcutta Gold Marble will contrast Black Grigio Carnica Marble. In the master bath, floors comprised of light Arabescato Vagli Oro marble in a Herringbone pattern will be juxstaposed against a trim of dark Saint Laurent marble. 

The I

The I tower will stand taller than The X, at 36 stories with 149 residences. The West tower is designed by award-winning firm Gabellini Sheppard Associates. They have taken an approach inspired by natural materials and downtown living.  

Interiors will have wide plank oak flooring, Bulthaup kitchen cabinets in grey larch wood, eucalyptus wood vanities and leather texture Taj Mahal Quartzite walls in the master bath. No two floor plans are exactly the same in the West tower with residences having sweeping views of the Hudson and City Skyline.

Amenities:

The amenity offering at The XI is expansive, with the collection curated by the Six Sense Hotel. In addition to exclusive access at the Six Sense Hotel and Spa, residence will have:

Sir David Adjaye Unveils Interiors at 130 William Street

The highly anticipated 130 William Street in the Financial District welcomed guests to the launch of its sales gallery hosted by Sir David Adjaye for a look its interiors and renderings of the building’s exterior and amenities. 130 William Street is designed by Sir David Adjaye, a Brisish-Ghanaaian architect most well-known for designing the Smithsonian’s National Museum of African American History and Culture. Lightstone is building the project.

In a continued wave of new construction, rejuvenation, and development in Lower Manhattan, 130 William Street does not disappointment. The tower will rise 800 feet over the Financial District, but will be different than most other new projects in the area, a distinct objective of Adjaye. Instead of being a glass tower construct with a glass-curtain wall façade like many new towers, 130 William Street will feature a façade constructed from textured cast concrete panels that resemble volcanic rock. The design also features arched windows reminiscent of New York’s early warehouses.

The building will be comprised of 244 units with the top 10 floors being occupied by residences with private loggias framed by the arched façade. Residences will range in size from Studios to 4 bedroom homes.

All homes will featuring wide plank oak flooring and interiors designed by Adjaye in conjunction with Hill West Architects. Fixtures are custom designed by Adjaye including faucets, shower heads, and door handles in burnished brass. Kitchens will be outfitted with Gaggenau appliances and Pietra Cardosa and Nero Marquina Stone.

The amenity offering at 130 William will be expansive, on par with what has been trending recently in new developments. Amenities will include

Guide: Celebrate Father's Day in NYC & The Hamptons

Father's Day is just around the corner on Sunday, June 17th so its time to start thinking about planning a special day for him, or, perhaps, a special gift. Is Downtown Driving the Luxury Market?

We’ve written many articles on the resurgence of downtown, from the luxury buildings along The High Line, to the rebirth of Lower Manhattan in the post 9/11 era. While Midtown developments, such as 423 Park Avenue, have certainly broken headlines for record prices, or price cuts on resales in buildings such as One57, downtown has provided much support for the overall Manhattan market. Midtown continues to see high prices for unit while volume has seen an uptick downtown.

During the middle week of May, Olshan reported a staging figured that showed the influence of downtown Manhattan on luxury transaction. Of the 21 contracts signed during that week for properties priced $4M and above, 10 were south of Midtown. Of the volume in Mid-May, nearly 50% was driven by properties in downtown Manhattan.

Why Downtown?

Buyers are flocking to Lower Manhattan for various reasons ranging from inventory, to empty nesters downsizing and looking for a new pace of life, to easy access to some of the best shopping and dining in the city.

Selection of New Development inventory in Downtown Manhattan is extensive in all neighborhoods, and these projects are bringing the most coveted architects and interior designers coupled with luxurious amenity offerings. The High Line is dotted with new buildings from the likes of Zaha Hadid and Soo Chan. In Flatiron, 45 East 22nd Street has been creating buzz and offers some of the best views of the city. Tribeca has a flurry of new projects including New York’s first Four Seasons Private Residences at 30 Park Place, the Woolworth Tower Residences, and many others such as 30 Warren and 108 Leonard Street. Meanwhile, the Financial District has welcomed 50 West Street and looks forward to the arrival of One Seaport and 130 William Street.

In addition to a variety of inventory, Lower Manhattan is attracting buyers with cultural offerings as well. The best stores and restaurants have all opened spaces from SoHo to the Financial District. Additionally, new luxury hotels such as the Four Seasons and The Beekman offer a swanky place for guests to say and locals to frequent.

The Seaport is experiencing perhaps the biggest revitalization – we previously discussed the overall redevelopment of the neighborhood after it was battered by Hurricane Sandy. Most notably, Mr C is slated to open very soon. This will represent the Cipriani family’s first hotel venture in New York City after is launched the Mr. C brand in Beverly Hills in 2011. The hotel, which will be run by Ignazio and Maggio Cipriani, will have 66 rooms, a Cipriani restaurant, and is being designed by Thomas Juul-Hansen.

More exciting things are coming to downtown as it continues to establish itself as a culinary, entertainment, and shopping destination. We are continuing to track the development of the Seaport District and have the latest timeline of events.

Seaport Timeline:

June: Pier 17 opening with rooftop restaurant. Initial schedule of performers and entertainment released

July: Concert series returns to the Seaport with the Chase Sapphire outdoor bar now open. District wide events will be taking place

September: 10 Corso Como slated to open as well as Jean-Georges opening

November: A Winter Village pop-up is set to be installed for the season along with the opening of Momofuku
