Ideas to Make Your Valentine's Day Special

Valentine's Day is rapidly approaching on February 14th- have you made plans to make the day special for your loved one? We have curated some ideas to celebrate Valentine's Day from gifts to dining. If you are single, why not grab a friend and head to a great restaurant or enjoy a good bottle of champagne?

Chocolate

What says Happy Valentine's Day or I Love You more than a luxurious box of chocolates? We love the Belgian Chocolatier, Neuhaus. The company has an interesting past, getting its start when Jean Neuhaus opened a pharmacy in Belgium in 1857, covering his pills with a chocolate coating to make them more palatable. Over the brand's history they have crafted chocolate creations for Belgian royals, and are regarded as the leading luxury Belgian chocolatier today. They have a festive selection of chocolate gift boxes with Valentine's Day themes, including this special edition where the box itself is made of edible chocolate as well.

Pair with a bottle of your favorite champagne!

Neuhaus: 500 Madison Avenue

Flowers

Elevate your flower giving with a luxurious box of roses from Landeau. The company has been making waves in the industry, having been featured in prominent press such as Elle and Architectural Digest, dubbing its box of 25 roses as "25 is the new dozen." From traditional red, to unique pink and orange, Landeau offers an array of color choices to ensure your gift stands out.

Fragrance

Valentine's Day Fragrance

For Her: Back to Black by Kilian- The brand describes this fragrance as a "head-turning love potion." Notes of Honey, Tobacco and Vanilla combine for an enticing velvet-smooth scent. The bottle comes in an intricate lockable display case, making it a great gift. Available at Net-a-Porter

For Him: Tom Ford Neroli Portofino Forte- Tom Ford takes his infamous Neroli Portofino blend and kicks it up a notch with the "Forte" version. In this version, the floral core is double concentrated, giving it a rich base while the introduction of coastal Italian woods give it a bold touch. Available at Neiman Marcus

Dinner

Perhaps the most popular Valentine's Day activity is a date night out. We could write an entire post on great restaurant choices in New York City, however, we recommend heading to Le CouCou at the sleek 11 Howard Hotel. Le CouCou is star restauranteur Stephan Starr's (Buddakan & Morimoto) latest outpost in collaboration with chef Daniel Rose. Le CouCou serves modern French fare in an intimate setting with brick walls, chandeliers, and candles on the table. In fact, it was rated one of the 100 best restaurants in America in 2016!

Why Visit and Buy in Aspen?

Visit Aspen

The storied Colorado ski resort has become synonymous with a jet-set crowd and as a destination for the world’s billionaires, but what attracts this crowd to the tiny town and keeps them coming back for years?

Today, Aspen’s success and reputation is largely due in part because of its world-class skiing, dining, shopping, and real estate. However, the former silver mining town was not always the destination for the world’s elite as it is today.

Aspen has a storied history, including the name of “richest silver mining town in the world” in the 1880s. Celebrities began being attracted to Aspen as early as the 50s, falling in love and calling the Colorado town their second home, and staying for decades to come. Aspen also saw a wave of interest from urbanites from cities across the country that became fed up with urban life and all its perils, seeking that “calling out west.” Many say that once you go to Aspen, you either stay or always come back.

This sense of allure that Aspen has on its visitors attracted key celebrities and entrepreneurs that began the transformation of the town into a world-class destination. Efforts of entrepreneurs led to the building of, what many regard as one of the best hotels in the world, The Little Nell, the Silver Queen Gondola at Aspen mountain to elevate the lift experience, and the arrival of luxury shops. Entrepreneur Harley Baldwin secured Dior as a tenant in his building which led to the arrival of Gucci, Louis Vuitton, and other renowned designers. Today, you can buy almost any luxury brand you desire in Aspen.

In addition to the arrival of prominent individuals, luxury shopping, and hotels, Aspen also saw the arrival of elite membership clubs that added to this seemingly new clientele of the town. The Caribou Club and Aspen Mountain Club remain some of the most prestigious members only clubs today.

You are probably thinking, the arrival of a few celebrities and hotels can not be the only thing that transformed Aspen into the town it is today, which is correct. Much of Aspen’s “success” is also a real estate story. Since the 70’s or so through the present, real estate prices in the Roaring Fork Valley have skyrocketed. There are countless stories of those that fell in love with Aspen decades ago, purchasing property for $200,000 that could now be worth in excess of $2 million. Increasing property values also leads to homeowners “trading up” to their next home.

Today, there is not much land left that can be built on, and restrictions have been put into place regarding the size of new homes that can be built. The real estate boom of Aspen has created the simple story of “money is attracted to money.” For those that can get into the Aspen real estate market, they do, however, a report stated that for Q3 2016 the average sale price was $3.1 million in Aspen, so its all about being able to get into this exclusive market.

Why do people love Aspen so much?  It offers a sense of allure that other U.S. ski resorts simply do not. Those that call Aspen their second, third, or fourth home come back year after year, and many residents get to know each other, creating a sense of community. Aspen offers a sense of peace and quiet- an escape from the busy corporate world of many homeowners. Of course there is the obvious, skiing. There is world-class skiing in and around Aspen. Snowmass alone is 3,300 acres of skiing terrain, and if it were stand alone, it would be the second largest ski resort in the U.S. Aspen is equally as popular in the summer as it is in the winter, offering hiking, biking, fishing, picnics, festivals, and concerts in the beautiful mountain setting.

Getting to Aspen:

Aspen has a small airport that services both commercial airlines and a large population of private jets. It is said that on major holidays, a private jet is either taking off or landing every 6 minutes from Aspen.

Because the airport is small, and at high altitude, only certain aircraft are permitted to land. As a result, many east coast cities cannot offer a direct flight, as you need to switch to a smaller plane in a nearby city. West Coast cities as well as hubs such as Chicago, Houston, Dallas, and Denver offer nonstop service to Aspen.

Another option is flying to Denver, and driving to Aspen. The approximately 4 hour drive on Independence Pass can be quite treacherous in the winter, but offers beautiful scenery in the summer.

5 Reasons Why to Consider Buying New Development

The new development market has been booming in cities across the country, with cranes dotting the skyline in likes of Miami and New York. Some truly exciting and exceptional product has been introduced to the market over the past few years including many projects by “starchitects” and the introduction of over-the-top amenity offerings.

Sentiment among real estate professionals seems to be that we may see continued strength in the new development market or, perhaps, even a slight uptick if the Trump Administration enacts proposed loosening of Dodd-Frank regulations and supports infrastructure spending. Both of these particular aspects could make the origination of construction loans easier and propel new construction projects forward, and make beginning them more appealing for developers.

As with any transaction or large purchase decision, there is certainly a list of pros and cons, however, as a buyer in today’s luxury real estate market, new development is quite appealing. Here a 5 reasons why you should consider buying a new development project.

1. Opportunity to Buy Pre-Construction

Once developers file the appropriate plans for their project with the city, they can begin to sell their project to prospective clients. This means as a buyer, you have the flexibility to buy pre-construction, signing a contract well in advance of the projected closing. Often, buyers that get in during pre-construction receive a discounted price. This, of course, does come with risks as the project may not go as expected or the market may take a downturn between contract signing and closings. However, you could find yourself well rewarded by buying pre construction at a favorable price per square foot in a rising market, rendering your apartment worth more by the time the project closes.

2. Everything is New

Who does not love something brand new? Buying a new development project means that you are purchasing a home that has never been lived in by anyone. Additionally, all appliances and amenities will be brand new as well.

3. Amenity Packages

There are certainly units in older buildings on that market that offer amenities, but the newest projects on the market have unparalleled offerings. The current market is quite competitive given the amount of new development inventory, so developers are using their amenity packages as a key differentiating factor to increase their project to the pool of buyers in the luxury market. Amenities in the hottest new development in the city include items like private wine cellars, swimming pools, curated libraries, spas, and porte-cocheres, to name a few. These features are not only appealing to buyers, but they are a favorable aspect from an investment standpoint when looking to secure tenants in the unit and also from a resale standpoint as well.

4. Potential Tax Abatements

Many new development projects coming to market have a tax abatement under the 421-a program. This program, which incentivized developers to build, recently expired, but was renewed under different conditions. As long as a new development project broke ground prior to the expiration of the original program, the building will receive the reduced tax benefits that are passed along to owners. Tax abatements lower the monthly carrying costs for the duration of the abatement which is a huge plus for property owners. For example, One Manhattan Square, a new development project on the Lower East Side, has a 421A abatement, making the monthly taxes on an available 1 bedroom unit $13/month for the duration of the abatement.

5. Investment Opportunity

Buying new development at a favorable price point can be a lucrative investment opportunity. New development comes with a premium price point which is not accessible for everyone, however, this premium price point can be valuable when it comes to resale and is even more valuable in buildings by “starchitects.” Research has shown that buildings with a premium architect’s name on it hold or increase in value more than buildings that do not. Buying in to a product like this means buying a brand name, and consumers generally trust brand names. Additionally, new development tends to be quite liquid when it comes to resales as it always has its buyers and sellers.

There is a great selection of new development inventory currently on the market and coming to market in New York City. Below is a selection of a few of our favorite projects currently underway.

Holiday Tipping Guide: How Much Should You Tip?

Tipping the Building Staff

The holiday season is always a time to give back to those that had a positive impact on our lives over the past year. One question that always comes up, especially in New York City, is how much to tip the building staff and those that are intimately involved in day-to-day life?

Holiday tipping is an opportunity to give back to those that make running our daily lives a bit easier. Thus, it is important to say that it is highly encouraged, but not required. As December rolls around, many begin to get anxiety about who to tip, how much to tip, and if he or she should even tip at all.

Our friends at Brick Underground publish a go-to holiday tipping guide, which has been circulating since 2013. We condensed it, and put our take on what is appropriate as you budget for your holiday tipping. Remember, these are simply guidelines. There are many factors that can influence the tipping decision such as the size of the building (a larger staff equates to smaller individual tips), level of service, seniority, and time in building.

Renters: Tips do not have to equate to the dollar amount you are paying each month for rent. If you receive a lot of packages, have a stroller that is carried in and out of the building, etc., factor this into your tip.

It is recommended that you tip in cash. Doorman, Concierge, Supers, etc. all of bills to pay like you and I- they are not looking for fruit cakes, cookies, or homemade gifts at the holidays!

Tipping Guidelines

Super: $150-200
Doorman/Concierge: $100-150
Nanny: 1 Week Salary
Housekeeper: 1 Week Salary
Dog Walker: 1 Week Salary
Driver: 1 Week Salary
Personal Trainer: $100
Chef: $300-500
Personal Assistant: 1 Week Salary
Hairdresser: $50-75
Manicurist: $25

Something to Consider: If you have been tipping throughout the year utilizing a "pay as you go" method, it is customary to tip on the lighter side during the holiday season.

2016 Macy's Thanksgiving Day Parade

The parade is a city tradition dating back to 1924, making it the second oldest Thanksgiving parade in the country, which attracts more than 3.5 million to the streets and an even larger audience via television. This year marks the 90th parade, and Macy's has set up a special interactive website to browse through the parade over the decades and get a look at this year's lineup. The parade is, perhaps, best known for its large balloon class which has featured many cultural icons over the decades. This year, the lineup is slated to include the likes of Pikachu, the Elf on a Shelf, and Angry Birds to name a few. The parade route is 2.65 miles long, starting at 77th street and Central Park West.

Route: 77th at Central Park West south to 59th Street.
East on 59th Street to 6th Avenue.
South on 6th Avenue to 34th Street.
West on 34th Street to 7th Avenue.

The viewing areas along the route gets incredibly crowded. It is recommended that you arrive no later than 6:30am if you plan to scout out a good viewing spot along the route.

Happy Thanksgiving!!

9 Best Places for Your Weekend Brunch in NYC

We all know that New York is the best city to live, shop and find something new around every corner, but finding your spot for a weekend brunch does not need to be a farfetched exploration. We’ve created the master list of holy-grail Manhattan brunch go-to spots, so you don't have to.  From classic bagels to party brunches, we have you covered.

Jack’s Wife Freda

Food: 4
Vibe: 3.5
Reservations: Only needed for parties of 6 or more, otherwise it is a walk-in basis

Thoughts: Jack’s Wife Freda garners a culinary adventure, with brunch options ranging from duck bacon to rose water pancakes, but certainly not at the cost of some go-to classics—it is the closest you can get to a glorified diner. However, it may not be the best option for Sunday brunch, unless you’re into a loud atmosphere and the occasional elbow in your back if you’re at the communal table. In all, if you’re looking for a slight twist on your typical brunch and have time for an 11am on a Wednesday, this is the place for you.

224 Lafayette Street- 212.510.8550

Sarabeth’s

A photo posted by Sarabeth's (@sarabethsnyc) on

Food: 4
Vibe: 4
Reservations: Yes, but they go quickly

Thoughts: Sarabeth’s, does it get more classic New York City? No one has ever fought sitting down to ricotta pancakes topped with strawberries and maple syrup on a Sunday morning, and when we do, we certainly have wanted more! Sarabeth’s can always be trusted to serve a good, not great, but good, brunch with all of the bells and whistles one could hope for. While it can get loud at times, if you snag an outdoor seat during the warmer months you will be set for a very enjoyable brunch. Sarabeth’s is for the the brunchers who love the classics and simplicity of a New York City Sunday brunch.

40 Central Park South- 212.826.5959

Lavo

Food: 4
Vibe: 5
Reservations: Yes

Thoughts: Lavo may not be known for its brunch, but certainly should not be forgotten. Every Sunday, Lavo serves up brunch options ranging from lobster eggs benedict to an 8oz center cut, all of which taste just as good as one could hope. This brunch is certainly for those who are willing to expend their daily calorie intake on one meal over a bottle of Dom Perignon, and, hopefully, already have a Soul Cycle class booked for much later in the day!

39 East 58th Street- 212.750.5588

Bagatelle

Food: 3
Vibe: 5
Reservations: Yes

Thoughts: Bagatelle embodies the spirit of a Sunday Fun-day brunch in the Meatpacking District. Though some of the dishes are outstanding, like the Nutella French Toast and Truffle Pizza, others, like the gnocchi, are on par with a mediocre Italian restaurant. However, that should not be a deterring factor when considering Bagatelle. The Sunday brunch mix of young professionals and early 40’s, along with a lively DJ who creates a subtler version of the Lavo atmosphere, makes for a brunch where you will want to hang around for hours, but can still have a conversation at your table.

1 Little West 12th Street- 212.488.2110

Sadelle’s

Food: 5
Vibe: 5
Reservations: Yes

Thoughts: Sadelle’s perfectly executes the New York City (at home) brunch classic of a bagel with lox and cream cheese, but in a posh SoHo atmosphere. If a bagel created exactly how you want it to be is not enough, Sadelle’s will win you over with their dramatic atmosphere from an entrance next to fresh fish being sliced and a caviar bar, to shouts when a new batch of bagels come out of the oven. If bagels are not for you, certainly try the French Toast—it is arguably one of the best in all of Manhattan. However, make sure to book a reservation and get there early because, no matter what, there is always a wait.

463 West Broadway- 212.776.4926

Veselka

A photo posted by LIZZY KIM (@lilhkim) on

Food: 5
Vibe: 3
Reservations: No

Thoughts: Veselka is the home to some of Manhattan’s best Ukrainian food and an unapologetically good brunch. If you’re familiar with Ukrainian food, or would like to venture toward the world of authentic pierogis, Veselka should become a must on your list of Sunday brunch go-to spots, even if it is not your regular location. Veselka is known for its Borscht and Pierogis as well as its all day breakfast and vegetarian options. Additionally, the outdoor seating cannot be beat during the warmer months. However, Veselka does not take reservations, so make an effort to get down to the Ukrainian Village before the local crowd beats you there.

144 2nd Avenue- 212.228.9682

Santina

Food: 4
Vibe: 4
Reservations: Yes

Thoughts: If the frost of Manhattan winters gets to you, or you just want to be transported to a tropical paradise in the middle of the Meatpacking District, Santina is a must try. With youthful, but tasteful décor accompanied by an amazing frittata, Santina brings one of the most delightful brunch experiences to the city. Though the service can be a bit inattentive at times, the rest of the atmosphere creates a laid back vacation feeling that compensates for the service. Although Santina is probably not a go-to Sunday brunch, every once in a while when you feel like you need to get away from the city, you will find the most divine experience at Santina.

Mari Vanna

Food: 4.5
Vibe: 4.5
Reservations: Yes, not that hard to get

Thoughts: Mari Vanna transports anyone who enters to the most beautiful little restaurant in Russia, but in the convenience of Manhattan’s own Flatiron District. If brunching is a timeless abyss for your crowd, Mari Vanna serves Sunday buffet style with bottomless mimosas welcoming all guests to stay awhile. If you get there for brunch one Sunday, make sure to the Serbian Pelmeni and the Napoleon.

820 Washington Street- 212.254.3000

Le Bilboquet

Food: 5
Vibe: 5
Reservations: They do not accept reservations

Thoughts: Le Bilboquet is inarguably one of the all-time greatest brunches in New York City.
Le Bilboquet has, hands down, some of the best Cajun Chicken and Tuna Tartar in Manhattan as well as unmatched service, from a coat check to a perfectly trained wait staff. Though the no-reservation policy can be tough to work around, you can almost always get a table for brunch on Saturday’s. However, the loud, yet intimate, setting is perfect to get you up and moving for an earlier brunch. For all the Upper East Siders, Le Bilboquet should at least make it to the must try list, if not your weekly brunch.

Halloween in NYC 2016

Get into the Halloween Spirit in NYC

Halloween is just around the corner, and if you aren’t in the spirit yet, perhaps these spooky places around the city will get you in the mood for some Halloween fun. Given the rich history of New York City and the different dynamics of each neighborhood, it is no surprise that haunted buildings can be found from Battery Park City to Washington Heights.

We’ve rounded up some of the best known haunted buildings in New York City and the surrounding areas….stroll by if you dare! Check out some ideas of how to celebrate and one of our favorite new developments near the famed parade route!

The Dakota:

The Dakota

The storied Upper West Side apartment building might have more guests than the residents. The building was the setting for the 1968 Roman Polanski film, Rosemary’s Baby, and the site where John Lennon was shot to death in 1980. Over the year since, there have been various accounts by workers and residents seeing John Lennon’s ghost and little girl wandering the halls.

The House of Death:

The name says it all! The building located at 14 W. 10th Street is dubbed the most haunted building in New York. Mark Twain was a resident from 1900-1901 and recounted having supernatural experiences at the building over a century ago. The building was the site of Joel Steinberg’s beating and killing of his adopted daughter in 1987. Stories say a little girl can be seen wandering the halls and around the building.

Hotel Chelsea:

Hotel Chelsea

The iconic Hotel Chelsea, a favorite among cultural stars over the decades, is said to be home to many ghosts. The hotel was the setting for the gruesome murder of Nancy Spungen. Nancy was the girlfriend of Sex Pistols bassist Sid Vicious. They had a very tumultuous relationship centered around drug abuse. Sid murdered his girlfriend in room 100 of Hotel Chelsea and later died in the hotel from a heroin overdose. It is said that, perhaps, the couple never left the hotel.

222 W. 23rd Street

The Manhattan Well:

The Manhattan Well, today home to clothing store COS, was the site of an 18th century murder that caused one of the greatest scandals of New York society at the time. The story says that in 1800 Gulielma Sands was found at the bottom of the Manhattan Well, said to have been impregnated by Levi Wells he was later accused of her murder. The well was filled in but later rediscovered in 1980. The site was formerly a restaurant and now a clothing store. In fact, the well is visible on the lower level of the COS store, with store mannequins positioned right by it. Visitors say Sands’s spirit still lingers on the property.

129 Spring Street

Amityville Horror House:

Located approximately 2 hours outside of New York is Amityville on the south shore of Long Island. Amityville is the setting for the series of horror movies and books entitled “The Amityville Horror.” The story is based on the Lutz family’s purchase of the home from the DeoFeos. The home sat empty for 13 months after Mr. DeFeo murdered six members of his family in the home. The Lutz said after moving into the home, their children started acting erratically and flies filled the home. Ultimately, the Lutz family only last 28 days in the home.

5 Things to Know When Moving to New York City

moving from the suburbs to a city

So you decided to move from your quaint suburban home to the hustle and bustle of a large city. Perhaps its for that dream job or it has always simply been a dream to experience life in a big city, either way the move is highly stressful for many. What can you expect and what should you know to make your move a little easier?

1. Plan on Downsizing

Life in a big city is more crammed, from your actual living space to the packed subway cars. When searching for your apartment, do not be shocked by the size of what your broker shows you. Unless you have a very high budget that affords you a spacious apartment with multiple beds, baths, and closets, space will be at a premium.

  • Closets can be hard to come by, even some of the largest apartments in NYC have smaller closets than you might currently have.
  • Go through your belongings before the move- this is a great opportunity to declutter and get rid of things that you no longer need or use.
  • Consider placing items in storage that will not fit into your new space.

2. Visit Your Building Before the Move

After you officially secured your apartment, visit the building before the move to get acquainted with the location of freight elevators, loading docks, etc. This is also a great time to find out about building cable and internet options.

  • Introduce yourself to doormen, supers, and maintenance staff before the move. A smile can go a long way, and you will come to find that these individuals can be very helpful!
  • The friendlier you are to building staff, the more likely they will be give you “inside information” about move-ins in regards to elevator reservations, fees, etc. Knowledge is king in big cities!
  • Find out what cable companies your buildings support as well as if these companies offer preferred rates for building residents. Once you have made a selection, schedule an installation as soon as you know your move-in date as many companies are booked afew weeks out.

3. Fees

Big cities and luxury condo buildings seem to have a fee associated with everything. Try to understand what fees you may run into during your move so you can be better prepared.

  • If you are renting, ensure you have enough money in your checking account before you start your apartment search to cover things such as 1st month’s rent, security deposit, and broker’s fee. Do not be scrambling at the last minute to transfer money and get certified bank checks….you will need these!
  • Be aware of building fees associated with elevators if your move runs over schedule or outside of normal elevator operation hours
  • Have cash on hand at all times during your move for tipping

4. Known Your Building’s Moving Requirements & Be Prepared

Buildings have different requirements for moving in as well as logistics for move-ins. Be sure to review all this information so you can pass it along to your movers. Additionally, make your move less stressful by having an inventory system in place for your belongings and your valuables.

Check your building’s elevator schedule and schedule a move with them based on available timeslots. As soon as you have your date and time, pass this along to your movers so they can schedule their route accordingly to ensure timely arrival.

  • Verify if your building requires a Certificate of Insurance (COI) from the moving company as well as the amount. If required, ensure your moving company can provide this document. Insurance amounts vary from building to building.
  • Consider using a box numbering system for your belongings, so you can easily take inventory once your items arrive to the apartment.
  • Take caution with valuables! Keep all jewelry, watches, etc. on your person. Ladies- consider using your expensive bags rather than packing them and leaving them with the movers.
