Today, buyers in the luxury real estate market in New York consider amenities and the convenience they bring to their daily lives. This is why hotel-style living is appealing to a large segment of luxury buyers. Of course kitchens are equipped with the top appliance brands in these residences, but, here, residents are exchanging the use of their appliances for in-room dining prepared by celebrity chefs at the push of a button. We also take a look at the price of some suites at various hotel/condos in the city to compare what it would cost per-night to stay vs. monthly renting.

Building Amenities

Perhaps the most attractive feature of hotel-style living is the amenities that come along with it. Being attached to a hotel gives residents access to the hotel's features. Concierge services have become very desirable because they allow the resident to have more time to do what matters to him or her. Just like hotel concierge, they will help residents do things such as make reservations, find gifts, or acquire event tickets. Another amenity that attracts interest is the access to restaurants by celebrity chefs...in your own room! At 30 Park Place, residents will enjoy options from Wolfgang Puck's CUT, while residents at The Mark can get dishes by Jean Georges delivered to their apartment. Additionally, residents have access to state-of-the-art fitness centers, housekeeping services, and valets.

Rental Options

From an investment standpoint, these buildings can be more advantageous than other condos and co-ops. If you are looking to purchase and then subsequently rent out the unit, hotel-style buildings generally have more relaxed leasing terms. This means that something like a 6 month lease is generally allowed while they are often prohibited in many other buildings. Tenants will also have access to all the great amenities that a typical condo will not have, a big appeal to prospective renters.

Brand recognition is also appealing from an investment standpoint. An international buyer can rely on brand recognition to help their investment. For example, buying into 30 Park Place means buying into the Four Seasons, a brand recognized globally for their standard of excellence. Brand recognition can also be helpful for owners looking to use the unit for rental income. Renters in the luxury market can feel confident about their selection with the hotel name behind the building. Additionally, it is appealing to rent an entire apartment inside the hotel for the same price as one of the best suites the hotel offers directly. Corporate renters are attracted to these brands, and generally pay top-dollar for rent while looking for the flexibility of shorter-term leases.

The Best Lobster Rolls in NYC & The Hamptons

Does the summer season have you craving a delicious lobster roll, but you aren't sure where to look? With each bite, the quintessentially New England summer staple has become a means to escape from the hot and steamy city to the calm and serene water's edge of Maine. The delectable sandwich is now quite popular outside of New England, with many places in the city and The Hamptons vying for the "Best Lobster Roll" title. 

The Victoria Shtainer Team has curated a list of spots both in New York and The Hamptons that often top the lists of best lobsters. In no particular order, we present you some of our favorites.

Lobster Roll in New York City

Luke's Lobster:

Luke Holden, Maine native and former investment banker, started his business in 2009 with the first outpost of Luke's Lobster in the East Village. They now have a presence in 8 states. Mr. Holden controls every aspect of the supply chain, resulting in fresh seafood that is sustainably sourced.

The roll is made with knuckle and claw meat only, taking 3.2 lobsters per roll.  Meat is mixed with a little mayo, proprietary seasoning with hints of celery and oregano, and lemon butter on a classic, New England-style roll.  

PeaRLS OYSTER BAR:

Pearl Oyster Bar opened in 1997 with Rebecca Charles making the first Manhattan lobster roll here, rendering her eatery one of the first places to really be inspired by New England summers and fresh seafood in the city. 

The roll is simple, consisting of lobster salad with mayonnaise, lemon juice, and chive atop a grilled bun with butter..

On Pier 25, situated on the historic schooner, Sherman Zwicker, Grand Banks offers a setting that feels as if you are transported away from the city. The floating vessel is the perfect spot to enjoy the summer indulgence of lobster roll. 

Executive chef Kerry Heffernan crafts his version of the sandwich with Maine lobster with fennel, lemon, dulse emulsion, and boat-made pickles on a toasted bun. The side of
"New Bay" spiced chips is worth noting as well.

The Mermaid inn:

The Mermaid Inn is also a long standing veteran in offering up great seafood. Many flock here for oysters, but Mermaid Inn serves up a great lobster roll as well. 

Another simple rendition, their version consists of a New England-style bun with lots of lobster and mayo. (We have heard rumors that they were serving it on a brioche bun at one point). The side of Old Bay fries is also a crowd pleaser.

Dock House:

Located in Sag Harbor's Long Wharf, Dock House is reminiscent of an old fisherman's shack, but do not let the exterior fool you. The restaurant offers up award-winning dishes and chowders as well as a great lobster roll. 

Their approach to the roll is one of simplicity, served on a toasted bun with the fresh lobster meat standing out. With the picturesque setting on Sag Harbor, what's not to love about lobster roll and views of beautiful yachts?

Seafood Shop:

Started by two local schoolteachers as a summer project, the shop is a great go-to for grab-n-go rolls to take to the beach with its Wainscott location.

The roll is served up on a hot dog bun with celery, red onion, and hints of garlic. 

While you are picking up your lobster rolls, you can grab other meats and produce for an evening grill out, all in one place. 

Lunch:

Would the list be complete without the restaurant that is named after the dish itself? Started 49 years ago, the highly instagrammed outpost will ask if you want your salad served hot or cold. Lunch is often credited with creating the cold lobster salad as we know it today.

The cold roll is a mayonnaise-based salad with celery on a toasted, buttered bun. The hot roll, on the other hand, consists of steamed, whole pieces of lobster served on the side of a toasted bun. Both variations come with a side of fries.

The relaxed and casual atmosphere make for an easy seaside afternoon.

Clam Bar:

Clam Bar is located on the Napeague stretch of the highway, on the way to Montauk. They receive their seafood fresh each morning, delivered from local fishermen.

The Clam Bar takes a "sometimes simple is better" approach to their roll. It is crafted from three ingredients: claw & knuckle meat, celery, and Hellmann's mayo on a toasted bun.

Where to View 4th of July Fireworks in New York

4th of July Fireworks in NYC

We are all gearing up to celebrate America's birthday on July 4th and enjoy the holiday weekend. Some things synonymous with the American holiday are BBQs, picnics, beach trips, and, of course, Fireworks. If you are in the city for the celebration, there will be a great fireworks display, and if you find yourself on the east end, there will be various events and fireworks displays throughout the weekend. 

New York City Fireworks

In New York, the Macy's 4th of July fireworks on the East River will be taking place again this year, with 2016 marking the 40th show by Macy's. With such a milestone, perhaps this year will be an extra-special display. The show consists of barges between 23rd and 42nd streets as well as south of the Brooklyn Bridge in the East River and begins around 9:25pm. 

Expect any recommended viewing area to be crowded, especially the "official" viewing spots as declared by the city. Below are some official spots as well as restaurants and rooftops that offer great views with added fun. 

South Street Seaport: 

The official viewing spot for South Street Seaport is at Peck Slip. The seaport will be having family-fun games and activities taking place before the fireworks begin. There will  be bands playing at the Seaport on both July 3rd and 4th.

FDR Drive:

The city will be closing the FDR drive at certain locations along the east side that will be ideal viewing. The elevated portions of the drive will offer the best vantage points, and access to these will open around 7pm. You can enter at multiple points along the FDR with access-points at Houston, 23rd, 34th, and 42nd being ideal. 

One World Observatory:

The observatory at One World Trade Center will be hosting a viewing party from 8-10pm. The event will feature and open bar and "all American" hors d'oeuvres. With One WTC being the tallest building in the city, expect great views of the fireworks. 

Tickets : $250 or $325 for a VIP package

Industry Kitchen:

Located along the east river promenade, Industry Kitchen is a great setting for views close to the Brooklyn Bridge. The restaurant is hosting a party with tickets starting at $175 for bar seating and $238 for table seating. The tickets include an open bar and buffet.

Mr. Purple:

If you are looking for a trendy setting to celebrate America's birthday, consider the rooftop of the Hotel Indigo on the Lower East Side known as Mr. Purple. The rooftop bar and lounge complete with a pool offers great views of the city. The venue gets crowded on a normal summer evening so expect it to be full. General admission tickets are still available for $50 with VIP passes available as well.

Hamptons Fireworks

Events will be taking place throughout the holiday weekend out East with fireworks displays being put on almost each day across the Hamptons. Some of our favorites our below.

Southampton Fresh Air Home's American Picnic:

In its 29th year, the annual picnic will take place on July 1st from 7-10pm and benefits the Southampton Fresh Air Home. The event has fun games for children to enjoy as well as food carts with quintessential American treats such as popcorn, ice cream, and hot dogs. The fireworks will be put on by Grucci.

Sag Harbor Yacht Club:

If you have a boat, this will be your ideal spot to enjoy some 4th of July fireworks from the water as you dock in Sag Harbor. If you are staying on land, there are great spots for viewing including Marine Park, Haven's Beach, and Sag Harbor Wharf. The fireworks display will take place July 2nd at 9:30pm.

Montauk:

The fireworks in Montauk, sponsored by the Montauk Chambers of Commerce, will take place on July 4th itself. Like the display in Southampton, they will also be put on by Grucci. The show will officially occur over Umbrella beach, but will be viewable from many spots in the area. Consider getting there quite early to secure parking.

The Downtown Boathouse is an all-volunteer nonprofit organization dedicated to providing free public access to the harbor in NYC. The Kent is Coming to the Upper East Side

The Kent

The Kent, a collection of two-to-five-bedroom condo residences, is coming to the Upper East Side. The project is headed by Extell Development and will be located at 200 East 95th Street. Extell is developing the building in collaboration with Beyer Blinder Belle Architects and interior designer Alexandra Champalimaud. 

The exterior of the building will consist of a limestone facade, granting residents a sophisticated entry. Speaking of the facade, Richard Metsky says, 

The Kent’s facade incorporates traditional materials of brick, limestone, and metal interwoven with contemporary details that are rich in materiality.

Memorial Day Weekend Guide: NYC & The Hamptons

In just a few short days, we are going to be kicking off the unofficial start to the summer season. Whether you stay in the city or spend your summers out east, The Victoria Shtainer Team has curated a list of a few of our favorite happenings in NYC and the Hamptons. 

While we cannot wait to kick off the summer season, we also must take a moment to pause and remember the meaning of the Memorial Day Holiday. We would like to thank all of those that serve in the US Armed Forces and continue to protect our country every day. 

New York City:

Kings County Memorial Day Parade: There are quite a few different Memorial Day parades throughout the city, however, the Kings County Memorial Day Parade in Bay Ridge is the most iconic, in its 149th year. Following the ceremony there will be a 21-gun salute by the U.S. Army at Fort Hamilton. The NYPD and FDNY participate in the march, and antique fire trucks and autos are on display. 

The parade kicks off at 11am on Monday, May 30th at 78th St and Third Avenue in Bay Ridge. Take the R train to 77th St Bay Ridge Avenue or 86th St.

Washington Square Outdoor Art Exhibit: The bi-annual art fair is returning to the streets of Greenwich village. Browse artwork on display by original artists from New York, the nation, and globally. The fair includes paintings, sculpture, and eco-friendly art and unique pieces that are available for purchase at substantially less than gallery prices.

The exhibit is free admission and will be running May 28-30 as well as June 4-5, 12pm-6pm. University Place beginning at East 13th down the east side of Washington Square Park to West 3rd Street.

Gallow Green: Given the hot forecast, it looks promising for great weather to enjoy a rooftop bar. While we could have dedicated an entire post to rooftop recommendations, we are focusing on Gallow Green at the McKittrick Hotel for an experience different than other popular rooftops. The vibes of Sleep No More carry over to Gallow Green which is reminiscent of a garden party at an old farm, complete with fairy lights and an old railroad car. Try the punch bowls while enjoying the whimsical garden feel!

Jacob Riis Park Beach: It is the unofficial start of summer, so why not visit one of the NYC beaches so enjoy some sun and sand? Riis has been gaining popularity thanks to the Riis Park Beach Bazaar and its famed bathhouse that has been transformed to a foodcourt. Vendors on site include Fletcher's Brooklyn Barbecue and Ample Hills Creamery. Other facilities include the Riis Park Pitch and Putt Golf Course and ball courts.

New York Beach Ferry provides service from Pier 11 at Wall Street and drops off at Riis Landing.

The Hamptons:

On The Montauk Green Art Show: The 8th Annual Memorial Day Weekend on the Montauk Green is coming to Montauk Village Green. Artisans from throughout New York and the country will be showcasing original creations including paintings, sculpture, jewelry, photography, and ceramics. Admission to the show is free and it will be running Friday 12-6pm and Saturday and Sunday 10-6pm.

In Montauk after the exhibit? Stop by the popular evening destination, Surf Lodge, and enjoying their live music. They have released the summer lineup, and Memorial Day weekend includes Bob Mosses on the 28th and The Arcs on the 29th.

Wolffer Estate Memorial Day weekend

Wolffer Estates: The annual summer events return to the Sagaponack vineyard starting this Friday.  You will not want to miss summer 2016's first installment of Sunset Fridays at the wine stand. Enjoy wine by the glass or bottle as well as cheese and charcuterie plates. 

Yoga in the vines will be returning to Wolffer beginning Saturday, May 28th. Some of the Hamptons' best yoga instructors will be conducting classes right in the vineyard. Drop in classes are $25 with packages available for purchase as well. More details and online reservation can be accessed here.

New Restaurants: The restaurant scene on the east end has seen some shuffling around, with land lords charging high rent being one factor. Two notable restaurants to consider are the Topping Rose House and Jue Lan Club.

Jue Lan Club: Jue Lan Club has been making waves in NYC since opening about 6 months ago, and they are coming to the old Savanna space in Southampton.
