New York City is one of the most vibrant and culturally rich cities in the world, with neighborhoods to match anyone's personality. Some neighborhoods offer more than others, but one in particular, Midtown, really is the center of New York. 

Looking at a NYC map, Midtown is physically at the center, but it is also at the center of arts & culture, dining, and a real estate revolution. Residents of Midtown are in proximity to some of the best the city has to offer in all of these categories. 

Midtown is close to many office buildings and transportation hubs such as Grand Central making it a convenient neighborhood to walk to work and then revel in all the cultural options afterwards.

Arts

The Midtown cultural district is home to a lengthy list of art galleries, museums, and auction houses that extends into the neighboring Upper East Side. In addition to the museums and auction houses, Midtown is also home to many public art installations that one can enjoy by simply strolling through the area.

New York City Art Galleries

Office buildings throughout Midtown East serve as art galleries of sorts, with buildings such as IBM and Jeffries serving as home to unique art pieces in their lobbies respectively. The outdoor space at the famed Seagram building, a highly utilized plaza, has been home to public art displays. This summer, we saw the sculpture "Welcome Parade" by Jean Dubuffet on display in the plaza. The Lever House has also been home to many art installation both outdoors and in the lobby as well. Jeff Koon's sculptures have called the Lever House lobby home.

You may have also noticed various sculptures along the green spaces of Park Avenue, changing over the course of months and years. The Fund for Park Avenue, which is responsible for maintaining the flowers and plantings, spearheaded the sculpture displays along the avenue. These installations have been enjoyed by many, locals and tourists alike.

Dining

The culinary options in Midtown are unrivaled, with virtually everything at your finger tips including some of the most highly regarded restaurants of the city. Enjoy quaint bistros and diners along 2nd Avenue, or more upscale and trendy places along 5th and Madison Avenues. 

The dining scene is undergoing an exciting change, with some heavy hitters in the industry coming to the area. Major Food Group (of Carbone, Dirty French, and Sadelles fame) has been tasked with revitalizing the former Four Seasons Restaurant, which many might say is an unofficial New York City landmark. Major Food Groups slated renovation for the space includes a grill room and a modern pool room. 

The second notable arrival to Midtown East is  celebrity chef Joel Robuchon. Robuchon has more Michelin stars than any other chef in the world, amassed from at his restaurants in culinary centers around the world. Robuchon will be opening a new restuarant and market place in the Foster + Partners development, 100 East 53rd Street.

Real Estate Revolution

In addition to the evolution of the dining and shopping options, Midtown is also experience a real estate revolution, with the hottest, eye catching new development popping up in the neighborhood.

Midtown has, in a sense, always been at the forefront of architecture and design, dating back decades. The Mid-Century design of buildings such as the United Nations and the Lever House were revolutionary at the time, standing in contract to the stone Park Avenue facades. The new developments are situated well among their architecturally pleasing neighbors. 

57th Street has been a key component in the transformation of the luxury real estate market in New York, with the arrival of super-luxurious (and pricey) pads that began a competition of "who can build the tallest residential tower" in New York. Foster + Partners are bringing their latest project in the form of a sleek, glass tower that is rising at the corner of 53rd Street and Lexington Avenue. Situated behind the landmark Seagram Building, One Hundred East Fifty Third is designed by architect Norman Foster and will stand 63 stories tall, featuring a glass curtain wall exterior. 

The 94 homes range in size from lofts to 3 bedroom full-floor residences. Lofts are characterized by exposed raw materials done in an elegant way such as finished concrete walls that are perfect for displaying artwork and diamond-polished high-grade concrete floors.

Residences have floor-to-ceiling windows with UV protection, kitchens outfitted with Gaggenau appliances and wired brushed oak cabinets. Tower residences feature custom millwork designed by Foster + Partners, Italian Carrara marble countertops, and aquabrass fittings in the master baths. The Building that is Changing the Lower East Side

Driving down the FDR or across the Manhattan bridge, you probably have noticed a rising tower positioned near the Manhattan bridge. What is that building you may wonder?

We have written countless times about the exciting change that a large portion of lower Manhattan is experiencing from the opening of the Four Seasons first private residences in New York at 30 Park Place to the revitalization of the Seaport District spearheaded by the injection of $1.5B by the Howard Hughes Corporation.

The most recent transformation for lower Manhattan, in an area of the Lower East Side close by to the Seaport District, is Extell's newest glass tower, One Manhattan Square. Extell, which has transformed other areas of the city such as 57th Street with its One57 project seems to be doing the same for this neighborhood of the Lower East Side. One Manhattan Square is slated to soar to 800 feet tall, and because of its extensive amenity offerings, has been dubbed "the vertical village." How will this new super tall, luxury building change the Lower East Side neighborhood?

Extell celebrated the launch of sales at this new downtown skyscraper with a party at the expansive sales gallery. Guests were able to see the building model firsthand, and gain a perspective of how it will fit into the skyline along the FDR Drive, close to the Manhattan Bridge. Because of its location, One Manhattan Square will offer some of the best rive and skyline views downtown.

What You Need To Know: The Seaport Revitalization

South Street Seaport

A Neighborhood Steeped in History

The 11 block Seaport neighborhood is considered one of Manhattan’s oldest, dating back to 1625. The Dutch West India Company established an outpost at the Seaport, establishing it as a mercantile and shipping port almost 4 centuries ago. 

The Seaport has gone through many trials and tribulations as a neighborhood. The port was occupied by the British during the American Revolution, many of the buildings were burned to the ground in a fire in 1835, and by the late 1880s the port had become too shallow for large ships to dock. 

Today, after surviving both September 11th and Hurricane Sandy, the Seaport District is seeing a very large revitalization, and is becoming a focal point of life in downtown Manhattan. A mix of commercial projects headed largely by Howard Hughes and residential projects is transforming the area and the skyline. 

The New Center of Downtown

While the plans have changed multiple times and some remains uncertain, one thing is certain: the Seaport is experiencing a dramatic revitalization spearheaded by the injection of capital from the Howard Hughes Corporation. The revitalization comes at a time when all of downtown Manhattan is experience a “coming to life,” a process that begun after much of the area was ravished by Hurricane Sandy.

The revitalization is centered around the transformation of 3 iconic buildings in South Street Seaport: Pier 17, the Tin Building, and Fulton Market. The project will render the Seaport a shopping, dining, and cultural hub of Manhattan. 

Pier 17- Pier 17 is the centerpiece of the Seaport Revitalization project. A new Pier 17, slated to open next summer, will be home to shops, restaurants, arts, and have rooftop space as well as a newly constructed outdoor plaza. The 4-level structure already has some big names jumping on board. So far we know that Jean Georges will be opening a seafood restaurant, David Chang is bringing is widely popular Momofuku, and Milan-based fashion and lifestyle concept Corso Como will be opening its first New York outpost. 
Tin Building- The historic building will be revamped and reconstructed, serving as the home to a 40,000 square foot food market. The market will also be curated by Jean Georges.

Fulton Market Building- The Fulton Market building is hallmarked by a luxury iPic movie theater that is now open. The theater consists of 8 screens and seating for 505 people. The seats are plush recliners, and viewers can take advantage of food and beverage service. The other announced tenant so far is The Tuck Room, a modern speakeasy with crafted cocktails.

Other Arrivals: In addition to the three large developments above, the Seaport is welcoming a host of new arrivals to the area from shopping to dining. By Chloe will be opening a 2,500 square foot restaurant on Front Street and fashion label Scotch & Soda is opening on Schermerhorn Row, the cobblestone section with 19th century commercial buildings. Additionally, the only Manhattan outpost of Smorgasburg calls Seaport home.

Along with the commercial development occurring downtown is a wave of residential development as well. Lower Manhattan has become a desirable area for city newcomers as well as long time residents.

1 Seaport: 1 Seaport embraces life on the water. The 60 story glass tower is a development by Fortis Property Group and consists of 80 units. Because of updated building requirements since Hurricane Sandy, architects have developed thoughtful design to relocate generators, elevator motors, etc, and as a result, 1 Seaport has a unique 2 story entrance with a second floor lobby. 

The residences are completed with luxurious finishes such as gold calcutta marble backsplashes, Gaggenau appliances, and grey limestone in the bathroom. The Victoria Shtainer Team recently previewed two of the hottest new developments in downtown Manhattan. Speaking to the quite simple, yet standout design, Viñoly says:

It was designed around the purest geometric form: the square.

The building contains 104 apartments that feature 12'6" ceilings with gigantic 10x10' windows. The sheer size of the windows his breathtaking upon entering the residences, and coupled with the spectacular views, they frame New York City wonderfully and afford the apartments great natural light.

The Kent is Coming to the Upper East Side

The Kent

The Kent, a collection of two-to-five-bedroom condo residences, is coming to the Upper East Side. The project is headed by Extell Development and will be located at 200 East 95th Street. Extell is developing the building in collaboration with Beyer Blinder Belle Architects and interior designer Alexandra Champalimaud. 

The exterior of the building will consist of a limestone facade, granting residents a sophisticated entry. Speaking of the facade, Richard Metsky says, 

The Kent’s facade incorporates traditional materials of brick, limestone, and metal interwoven with contemporary details that are rich in materiality.

The residences at The Kent will offer a sophisticated living experience that will blend seamlessly into the Upper East Side lifestyle. The residences offer a degree of customization, allowing owners to personalize their space. Customization options include flooring and kitchen finishes. 

Details throughout the homes include custom millwork and hardware, 10-to-15-foot ceilings in living and bedroom areas, and a choice of ebonized or brushed oak flooring. In the kitchens, owners can select from 3 finishes including ivory, opal, or onyx which serve as the backdrop for integrated Miele appliances, sub-zero wine storage, and Dornbracht fittings. Bathrooms are done in Alexis Azul marble and outfitted with Kohler BubbleMassage Air Baths.

70 Vestry Street Unveiled in TriBeCa

A new Robert A.M. Stern designed building is coming to the Hudson River skyline in TriBeCa. Last week, Related Properties hosted an exclusive unveiling of the newest building coming to the Triangle Below Canal. 

The building, designed by Robert A.M. Stern Architects, embodies his belief in the harmony of grace, symmetry, and proportion. The project is positioned to work into the Hudson River shoreline, drawing on classical architecture principals, yet fits harmoniously into existing downtown aesthetics thanks to its stone facade and decorative metal work that is reminiscent of old warehouses.

The exterior of the building is created from Beaumaniere Limestone, coming from a quarry on the banks of the Seine, 250km south of Paris. Speaking of the exterior, Mr. Stern says,

Limestone works more beautifully in the sunshine than any other material. With the western and southern light, the building and river will glow.

70 Vestry comes with a full array of amenities that we come to expect from a luxury building of this caliber. The amenities start on the exterior, with a private courtyard featuring lush landscaping and a serene waterfall that evoke a glamorous sense of arrival. The interiors are quite inviting, the result of a combination of modern materials and the special touch of interior designer Daniel Romualdez who collaborated on the project. Finishes include hand-sawn oak, bronze, and marble. Kitchens are outfitted with a full suite of Miele appliances.

Guests were able to experience the new building at the sales offices while enjoying champagne and hors d'oeuvres. At the time of the unveiling, an available 2 bedroom residence was in contract, with available residences starting at $7.25M for a 3 bedroom home. Additionally, 70 Vestry offers unique terraced residences starting at $19M. The majority of this building faces the Hudson River, affording it spectacular river views.
